This guy truly amazes me. When I was barely out of diapers, I saw this guy on television and still today, he is all over the place. I chose to order his materials over anyone else's because of his longevity. I learned a lot about real estate in general and actually almost closed a deal using one of his suggested methods. It would have been done with "no money down" so this is possible.

To do what he suggests though isn't. You will need to drive all neighborhoods and scour them, looking for deals. You will need to make many phone calls to sellers, agents, etc. in order to find any that will actually use these techniques.

I was not able to get any "agents" involved in any method that I was trying. The one and only deal that I almost made was because the seller was extremely flexible (and a millionaire) so he wasn't so concerned about making money, therefore, forfeiting his initial earnings wasn't a problem.

I was selected for the "coaching" and had agreed to be a student BUT, since I would not commit to the $3,000 to do so over the phone, they quit calling or showing interest in me. A few months later, I got a call out of the blue from someone different and they were calling to "check on me" so I told the guy to take a hike and asked them to quit calling.

If you can overlook the phone calls and are just wanting to learn about real estate, this is a good place to start.

Otherwise, I do not recommend Carleton's "No Money Down" techniques.
